SOCO combines two separate charges to calculate your invoice: a service charge based on the property’s location + creative fees for the services you order.
Service Charge and Travel Zones
The service charge is based on the property’s location. Driving distances are one way and are calculated via Google Maps. The starting point is the Colorado State Capitol in downtown Denver. Properties beyond a 120 mile drive must contact SOCO to book.

SOCO’s specialty. Composition-focused photography with natural color, straight lines, and careful attention to light and perspective. For homes, interiors, commercial properties, and land.
Interior and Exterior Photography
Show the property in its full context. An additional 10 to 400 feet of elevation can easily show off the whole setting: views, outdoor features, acreage, nearby attractions. SOCO holds a FAA Part 107 Remote Pilot Certificate and carries liability insurance. Aerial operations are subject to weather, airspace restrictions, and safe flying conditions.

A thoughtfully crafted video that captures the property’s character, atmosphere, and setting. Deliberate camera movement, carefully chosen details, and music come together to tell a compelling visual story.
Cinematic Property Video
Includes: one thirty to ninety second video in horizontal format, interior and exterior and aerial footage, licensed music, seventy-two hour delivery, and one round of minor revisions.

Zillow 3D and Matterport
Zillow 3D Home tours are a fast and easy way for buyers to explore properties for sale in 360°. These tours connect directly to Zillow and can be shared elsewhere. No ongoing hosting fees.

Matterport tours are more immersive, allowing buyers to virtually explore deeper into a property. Can be shared on the MLS, your website, etc. Six months of hosting included.
Help prospective buyers or tenants understand the property layout before they visit. Plans can include approximate dimensions, labels, fixtures, and attached outdoor features like decks, patios, and pools. Measurements average 95-97% accuracy but cannot be guaranteed. These plans should be used for marketing purposes only.

Help buyers envision an empty room with digitally added furniture and décor. Virtual staging is clearly identified, and the original photograph is also provided.

Receive a 10% discount for providing SOCO with flexible, independent access.
How to Qualify
Your appointment must meet all four criteria:
Flexible timing: SOCO may arrive at any time on the scheduled date
Independent access: provide SOCO access via a lockbox or entry code; vacant land and exterior shoots also qualify
Solo access: SOCO will be alone at the property; homeowners and agents and other people will not be present
Ready to shoot: all staging and cleaning have been completed
The Flexible Access Discount is applied after your appointment, as long as all four criteria were met. Twilight shoots and properties more than 120 driving miles from the Colorado State Capitol are ineligible.

A client in Colorado Springs books 60 photos and 5 aerial photos. The property is 100% ready, vacant, on a lockbox, and SOCO may go at any time.

Custom Projects and Nationwide Travel
Some properties deserve a little more time and planning. For projects requiring full day or multi-day coverage, multiple locations, detailed styling, or specialized editing, I’ll build a quote around your goals.
Travel is available throughout Colorado and nationwide. Properties more than 120 driving miles from the Colorado State Capitol require a custom quote.
